Dilapidated Property Challenge

The downtown area continues to face the challenge of neglected properties. This challenge is frustrating; it limits the growth of the downtown and is a serious threat.

Main Street Beatrice is working with property owners and City Leaders to seek out a more proactive approach to the issue. An approach that will hopefully result in better property care and head off catastrophic building problems that result in demolition by neglect. This will take good property stewardship, community pride, grant funding, and code enforcement work.

Success is possible. Over the last 3 years, around $5 million in downtown improvements have been made. Since 2016 we have seen a net gain of 24 shops. Despite these successes, there are still problems to be addressed, properties in major need of repair.

Currently, there are two downtown condemned buildings, 323 Court Street and 413 Court Street. The building at 323 Court Street may be able to saved if steps are taken now for its repair. The building at 413 Court Street may be a loss, with more proactive steps taken hopefully it will be one of the last buildings we lose.

Demolition of a building should be the last resort.

“A gift shop that recently opened in Beatrice’s Mercantile Building is aiming to offer something for everyone.

Blue Bulldog opened earlier this year in the building that also houses a clothing boutique, cigar shop and brewery.

Owner Kelly DeBoer said the idea to open the store, which offers many locally-sourced items, came after she was looking for gifts for her daughter’s teachers and had trouble finding unique items locally.

“When we had the idea, we wanted to open this gift shop that would carry really unique things that you can’t find around this area,” she said. “We carry everything from home décor to gourmet food, to baby gifts, to candles. There’s truly something for everybody. Every age group, our goal was to check every box. If people are looking for a unique gift for somebody, this is the place to come.”

Located at 107 N. Fifth St., Beatrice Nutrition is selling shakes, lemonades, iced coffee and specialty teas with creative names like “Night Crawler,” “Mermaid Water,” “Razzle Dazzle” and “Husker Red.”

They also have protein meal bars, snack bars and protein balls, as well as several to-go, loose-leaf dry tea options.”

“Headlines of businesses forced to close their doors due to COVID-19 have become a regular occurrence, but the pandemic prompted one man to open, rather than close, a store. […] Owner Dean Lottman has been selling kettle corn for around four years […] Having a physical location has helped recover the business [Covid-19 shutdown many community festivals and events], which also includes selling pork rinds.

“You’ve got your basic kettle corn, which is just popcorn covered in sugar, kind of what you get at the county fair,” he said. “Why do people have to wait a whole year to get kettle corn? It’s a nice treat and something I can offer during the year.”
